Migration, a trend that has been gaining momentum for several years, reached its peak in 2022. We looked at how the real estate rental market has changed in popular moving countries over the past year.
Georgia
According to the TBC bank, the rent for housing in Tbilisi in October 2022 increased by 120% compared to the same period in 2021. The cost of rent was especially affected by the second wave of migration from Russia in September 2022 (+25% in October compared to September).
According to citizens who were faced with the issue of finding housing, it was possible to rent an apartment in Tbilisi in January 2022 for 200-300 dollars, and in the spring - for 500-700 dollars, then prices continued to rise.
The same situation has developed in Batumi. If earlier it was possible to rent a two-room apartment in Batumi on the first coastline for 200-250 dollars, then at the end of the year - for 900-1000 dollars.
Poland
According to the Deloitte Real Estate Index, Warsaw was back in 2021 one of the cities with the highest real estate rent in Central Europe (15.1 euros per m2 per month). According to this indicator, the capital of Poland overtook Dublin, Berlin and other major European cities.
In March 2022, according to Polish real estate agents, renting an apartment in Poland at a reasonable price was a real miracle. A queue of a dozen or more people lined up for most of the vacant apartments. As a result, there was an increase in prices for rented housing by 20-30%. At the end of 2021, it was possible to rent an apartment in Warsaw for 600-800 dollars a month, in 2022 the same apartments were already offered for 750-1000 dollars.
Kazakhstan
The main flow of visitors to Kazakhstan came in September 2022. First of all, people came to the cities bordering the Russian Federation: Petropavlovsk, Uralsk, Kostanay, etc. There, the cost of renting housing for a month increased by 27-43%.
As for the capital, in Astana (Nur-Sultan) in September 2022, compared to August, rental housing prices rose by 15%. Already in November, growth slowed down. However, in general, for 2022, those who decided to move to Kazakhstan had to pay 46-48% more for renting an apartment compared to 2021. For example, it was possible to rent a one-room apartment in Astana in 2021 for up to 100-150 thousand tenge, and at the end of 2022 - mainly for 150-200 thousand tenge.
Turkey
Renting a house in Turkey in 2022 has also become more difficult and costly. According to the analytical platform Endeksa in Istanbul, Ankara and Izmir, in October 2022, the growth of rent for the year in the national currency, Turkish Lira, ranged from 145% to 168%. However, it is worth noting that during the specified period the exchange rate of the dollar against the lira also changed significantly (from 9.63 lira per 1 US dollar in October 2021 to 18.62 lira per 1 US dollar in October 2022). In dollar terms, annual rent growth was about 23-25%.
Back in January 2022, a small apartment in the central part of Istanbul could be rented starting from 2.5 thousand lira (180-190 dollars). After a sharp increase in the number of visitors, at such a cost, options were offered in houses on the outskirts and areas that are commonly called gypsy. More interesting options in areas with transport accessibility and developed infrastructure were offered from 8 thousand liras (490-500 dollars). By the end of the year, prices continued to rise.
